2 Level Garage Build
#17
Our lot is a little under 5 acres. Progress has been a little slow with the snow and freezing rain that we have had lately. I priced out LED bay lights and got a design with 32 fixtures and a $9k cost. The alternative was some high output T8 fixtures that cost $70.00 per fixture and all I need is 8 units to do the job. I am trying to get 100 lumens per/sq ft.

The weather has not been our friend at all so building has been slow. I attached a picture of the inside of upper level garage area but the picture does not do it justice. The space will be awesome. The entire 1str floor of the house is framed, squared and strapped so it is nice to see how all the rooms are going to look.
I just got in the (3) mahogany hand built garage doors (10'w x 8'h) which I will clear using Sikkens SRD stain and I am also painting the lower garage door (12'w x 10' h) which is a typical Koma faced door shaker door. I did not see the need to go crazy on this door and have it out of wood.
All the windows and doors are also in but in storage until the roof is on.
The gable ends of the house are staring to give it some character and by the end of this week we will have all the ends up. I am excited to see the hip roof sections started.

What brand/equipment are you using for the geothermal system.
I own the largest Waterfurnace dealership in the Pacific Northwest and am doing geo forced air, geo domestic water and geo radiant in the garage and bathrooms on my upcoming build.

I will find out what brand units I am getting from our engineer. What type units do you sell? We installed 600 linear feet per ton of cooling (9Ton) in 3 separate loops. I am using a 80 Gallon Electric water heating unit (Bradford White) to store the domestic hot water in.
Here are some more pictures of the progress...

If you are doing a desuperheater for your domestic water make sure you have a preheat storage tank and then your electric or gas water heater. Dont let the installer use just one water tank for your geo system and water heater or you will get almost no benefit from it.
Sounds like you have plenty of pipe in the ground and looked around for a good geo installer so you should be very happy with geothermal instead of the alternatives. That radiant garage will be AWESOME! Are you going to do any cooling in the garage? I am going to put a ductless mini split for cooling only in mine.

It has been a little bit since my last post but progress is finally being made on the project. The roof has been ply wooded and now we are getting the hip roofs done so it can be shingled next week.
I am in the process of finishing the mahogany doors and making the copper for the drip edges and valleys.
We just had weather finally break and now we have a mud pit. We got the lull pretty stuck so I included that picture.
