As far as the Village of Gates Mills is concerned it is a "Carriage House." 
~2400 sq ft including the "potting shed" attached but not pictured. It took me 3 years of planning, groveling and arguing to get it passed by the village building committee. It is a work place, garage, party room and hang out depending on the season and mood.
