The 996 will continue to depretiate and generally has had some engine failures related to the IMS. BTW, I used to have an E36 and loved it... certainly more practical than either Pcar. That said, go for the '84 if it is 'super clean' as you say. You even have the opportunity to do a G50 & LSD upgrade at your leisure. You won't lose a dime on a clean handmade 911 (becuase value are already going up for the 3.0/3.2 clean Carreras. Do some taseteful upgrades... I'm sure it'll be super rewarding - and you'll want to keep it when you add another vehicle in to the quiver.
