Basically I am being quoted 3 options for four tires installed, balanced and even including tax:
Toyo Proxies 4 plus for $986
Pirelli P Zero $1780
Michelin Pilot Super Sport - $1683
Clearly Toyos are cheapest but I don't think they are "N" rated or "porsche approved". They are "Y" rated though just like the Michelins. I don't go around driving above 150mpg anyway so it may be a moot point. Smart money says Toyos unless someone gives me a good reason not to.

I've alway been very pleased with Michelin (had them on my Boxster too) and plan on replacing my P Zeros with them soon. I frequently buy them from Tirerack.com and have my local 'private' Porsche shop do the mounting.
I just switched to Michelin Super Sports and they drive much nicer than the P Zeros and perform infinitely better in the rain and cold. If you are about to return a lease than go with the Toyos tires, if you own the car or go with the Michelins. I have had several sets of Toyo Proxy’s on a Lexus and Infiniti and they were fine, they certainly lasted longer than the Pirellis but they were not all that quiet and didn’t perform as well in rain as the Super Sports. The sidewall also wasn’t as stiff which did not give you the handling of the Michelins. The right tires make all the difference in the world. In this case saving a few bucks on tires on a 100k sports car isn’t worth it. While the Toyo’s are fine the Super Sports are just far better.
As for price the Porsche dealer is usually set up as a drop ship location for Tire rack so you will get the best price.

I heard a lease return should have N rated tires (the way it was delivered) so the dealer couldn't stick you for a new set of tires. So if the Toyos are not rated, then the above should be reversed.
I thought leased cars had to be returned with N Rated tires.
Michelin Pilot Super Sports. I replaced my P-Zeros and prefer the PSS tires in every respect. Heck - they're even less expensive. They are NOT N-rated, but that's apparently because Pirelli has an exclusive deal with Porsche for 991 tires. The P-Zeros are the only N-rated tires available for the 991 at present. I wouldn't give that a moment's thought.

I'm not concerned at all about turning the car in with these tires. My car goes back next January, but probably will be sooner as I will start working on getting new one towards end of the year. I asked the dealer before installing these and even had them order and install the tires so it is not an issue.

The only 20" tires for 991's that are N rated are the Pirelli's. Pirelli has exclusive contract for at least another year. The exclusivity is because Pirelli funded the development of the 20" 991 tires rather than Porsche funding it. If the car is leased then you need to talk to the dealer/leasing people as they could insist on N rated tires on return of the car.
Cheap and a good track/ street tire. They def won't be as comfortable, quiet or as good in the rain as the Pilots or Pirelli.
