Opinion needed: GTS or TT
For YOU I would get the TT S. Reading between the lines:
1. It's been a dream of yours
2. You're going to keep this one for a long time, so doesn't make sense to get the GT'S and then trade up
3. The track is not an issue, so the GT3 or RS doesn't make sense
4. You need back seats, so the GT's don't make sense
5. Your needs sound like they are GT like (cart the kids, weekend toy)
6. The TTS will blow your mind and you'll have no regrets
I'd suggest the TT S. Personally I love the GTS. It's a tough choice but based on what you're saying - TTS.
Either way, you win. Do it.
7. AWD and a bit more weight don't seem to be an issue for you and your needs

Don’t waste your money on a GTS or a TTS. It will be a while before there is a “collectible” 911 available. Look at the 07 GT3RS not much of a collectible since they continued to build them and two years later they came out with a 3.8 version....how irritated would you be if you took delivery of a 08 mid year, only to find out the 09s were being released with a bigger motor? That pretty much killed the inflated 07/08 RS and GT3 market. As for the TTS. Stevens Creek has one on the floor for 184K....save your cash and buy a 2010 997.2TT with PDK then take it to Sharkwerks. You’ll have a faster vehicle than a GT2 RS and you’ll be in for less then the price of a TTS. Speaking of GT2’s the 07/08 is even soft now because of newer and better model releases.
Living in SJ with PDK and a tune you will be shocked, not to mention you won’t be pulling every hair out of your head if you get stuck on the on 101, 87, or 85 any time between 2:30 and 6:45pm (+) if you are clutching it for 45-55 minutes to go 15 miles! 997.2TT PDK I think would be your best option. As for resale, Turbos always tend to pull more then a standard 911 or C2S. If you really want a collectible forget about sending the kids to college buy a 918 Spyder.
My wife is still blown away every time we go out for a joy ride (in my TT), and I still enjoy beating around town in her 98 993 C2S....a car that has truly held its value. Sadly, I don’t think I’ll be able to say the same about my TT twelve or thirteen years from now.
Whatever you do... buy it, drive it, and enjoy it...don’t let it sit around collecting dust while its depreciating daily.

$170K car and $80K car are quite different things.
997.2 TT is a great street car, do you need it or will you be happy with regular NA 997 car - totally depends of what you want - just a nice car to drive, or a status symbol. nothing is wrong with either one.
be sure you have extra maintenance budget if you will go with TT - it is an expensive fun.
also keep in mind that 99% of people out there have no idea how TT is different from the cheapest C2.
I have this bad habit of always buying up as I give myself more time to "research". The 911 Turbo has always been a childhood dream and in a way the C2S was just a way to partially satisify that dream. I guess I answered my own question now. 
My dealer is claiming that it is very hard to get any discount on a custom order but I see a car on his lot which is very close but not exactly as what I wanted. Since this is the year end, does TT get discounted also during year end? I also have to satisfy my wife need to feel that she's getting a good deal.

you obviously should sleep on it as you do not know what is it you want and how much money you want to spend.

Thanks for everyone's help here, I am ordering a TT now for March build and mid-April delivery. I spent 3 hours at a local dealer yesterday without reaching an agreement over a $500 difference and today got a quote from an out-of-town dealer referred by a friend offering a much better pricing than the local dealer so I am going with the out-of-town dealer. I should have all the paperwork done by Monday and then it will be the waaaaaiiiiit.
Test drove the TT at the local dealer and it is one sweet car. I wish the headroom in the back is slightly better; I am asking my 10 year old son to stop growing after we get the car.

As for heated seats --
I have them in the Turbo but my 997S does not. I originally thought all adaptive seats came with them but i was wrong and the way i found out was on the first extremely cold day . To make matters worse i had just been swimming and was counting on heated seats for the ride home .

Enjoy the TT. At least it will retain street cred that will be hard beaten by the newer model.
After some consideration, I am adding the heated seat since it's been particularly cold lately here in the Bay Area.

My bad habit had striked again and the upgrade bug had hitted. My wife was tired of my constant "nagging" and volunteered to call the dealer to see if my TT order can be changed to a Turbo-S. Guess what? My salesperson was so accomodating that he switched my order to a planned March build TT-S without any issue, so here is my new order:
