Just wanted to update that I still love this floor and it still looks great.

Ok, 12 years since my original post, tile still looks great. I never waxed it, just the coating that comes from armstrong. But about to high gloss buff it soon! Will post pics. I think VCT is an awesome choice that will cost you less than any other option and looks more expensive than any other option.

Another update! I've had my VCT tile in my garage for over 15 years! I didn't wax it for 12 out of those 15 years, it just had the standard coating that came from armstrong. It's in great shape and never got wet once. Just never go around to waxing it. Also, never had any issues with yellowing except with one brand of tire, but Michelin rubber doesn't seem to leave marks on the tile.

3 years ago I had a friend with a floor company come to do the floors with a buffer and pads etc.
