I see a LOT of mortgage brokers here, and I know quite a few myself, and I know a TON of money has been made in the last 3 years or so by everybody either buying, refinancing, or doing the equity lines. The U.S. economy seems held up by borrowing, and that scares me, and I honestly wonder how cutthroat it will be this year and following between all the tens of thousands of mortgage brokers who are all fighting for the same few people remaining who haven't already taken advantage of a good mortgage market. I remember 10 years ago I didn't know a single one, nor did I see a single 'mortgage broker' business as a stand-alone operation - now they are everywhere...

I agree with you. Almost all of the mortgage brokers you refer to are doing residential lending

Thank god I'm in commercial real estate financing. It's not even a boom year for us, but I'm still doing ok.

Hamann - smooth move. Commercial lending is much more stable, to be sure. In fact, you guys are probably just now starting to enter your prime - the last 3 years were boon for residential, and comparitively bust for commercial. Guess you'll be getting a CGT soon!!

I have two commercial real estate loans, just to let you know I"m doing my part too!

orthopaedic surgeon. the compensation does not match the time investment. Ask the family of the next surgeon you meet (but not a cosmetic surgeon). Anyway, there is no time left to drive the car.

I'm 15 and I really have to say that all of you have got it made for yourselves from the work you've done to afford such fantastic cars. So far I'm on the way to being like all of you, I've began a business with my friend in the web hosting market, yeah I know its not the best place to make a business, www.makosolutions.com since there are a great deal out there. But its a good way to make some money and so far in the past 10 months we have 28 customers so we know we're doing something well. Do any of you have any tips to make it in the real world? Or anything about school specifically?

I have a controls/automation business. Mostly big pharma and biotech manufacturing. Although, I think that I'd rather be a nipple tweaker for JLO.

I generally agree with Chad, but I would simplify it even more. Be excellent, not good. Have every boss you have ever had say you were great. Then, formulate a plan and execute it.
