It's possible, but not likely. Unless the dealer is smoking some good stuff. If you are looking for a 6k down 700 per month lease on a M6, you most likely are leasing that thing for at least 6 years.

"not sure if you are talking about a M6 or 6 series" But currently, a 2008 650i Conv has awesome money factor on leases, so I guess if the dealer is giving a big discount, plus a 6K down, a 700 per month lease 3 years/10,000miles is really obtainable."

On a couple of the bimmer board there are people who are confirming this. The m6's on the lots are not selling at all. I have seen leases posted as crazy as 4K down and 800 a month. 10K miles and 3 year lease on an m6. The person posted this deal and the dealer sold all 3 they had a few hours later. The main thing is these deals are popping up if you are looking but they go fast.

Lets use current lease rates as an example.
10,000mile 36 month lease
residual is 60%, money factor is 0.00190
Lets use a rough MSRP M6 $115,000
The net cap cost would have to be at $87,000 for the lease to be $800/month 36 month lease + state Tax.

so either a huge $38,000 down payment or $34,000 off MSRP with 4K down....

Like I said, it could happen, but the dealer is smoking some crazy stuff to take $34,000 off for a brand new M6.

Yeah I don't know much about leases since I've never leased before but it doesn't make sense. I guess it's better for the dealer to move the inventory right now than have it sit and make nothing.
