If you bought 4 years ago and haven't sold, just as long as rent prices don't drop you don't have any realized losses - overall net worth on paper may not be where you want it, but if you aren't selling....no harm done.
Just looking at what you can get today vs 4 years ago $1 for $1 is sickening - yes.

I'm on redfin EVERYDAY....watching prices fall. I think in this area though I've seen them stabilize. I live down in poor Alexandria (outside the beltway) and full 30 day flips are popping up left and right. Look nice, but on further inspection they are shoddy shoddy work. That's what happens when you hire from the 7-11 parking lot.
