Fully approved building lot for sale in Sparta, NJ (Northwest NJ). Lot is 3.15 acres and on a quiet cul-de-sac.

This lot is located in desirable Fox Hollow Lake which is a development of $1.3 to $2.0 million dollar homes that are 4500 – 6500 sq ft. There are lake rights (house is not lakefront). There is a beach, good fishing and sail boating. The lake does not allow motorboats, although there are two other local lakes that do.

Engineering is done. No variances are needed. Water, gas, electricity and cable are all underground and at the curb. With your plans, you could start building this year!!

Upon request, I can email the engineering drawings that detail the entire lot.

Wow, small world. I grew up in Fox Hollow, lived there from 1976 until 1981. Been in Chicago and Denver ever since.

Beautiful lake community and the bass fishing can't be beat! Good luck with the sale.

Thanks for the good wishes. This lot is in the new development across the lake from where you must have lived.

Did you go to school at Rev. Brown? I graduated from there in 81.

Move back and buy my lot!!

Not on my computer. It is mostly wooded with the area for the house already cleared. The house would sit up above the road and about 75 ft back from the road. Every builder and excavator I talked to said that it is a nice lot and the house would fit nicely on it. I will see if I can find some pics on my wifes computer.

I went to Rev. Brown from K to 4th grade. My family moved to Chicago right before 5th grade. I graduated from 8th grade in '84.

The fondest memories that I have are still those of growing up in Fox Hollow. Good luck with the sale, it's a great community.

I'm going to be in NJ in about 4 weeks. I'll send you a PM if you don't mind and we'll grab a beer in Sparta.

We probably have some mutual friends then. Def. PM me and we will meet up and wax nostalgic about Sr. Ruth (she's still alive BTW!!) I swear my knuckles still hurt from her hitting me with her ruler.

Sr. Ruth must be 140 years old by now! I still have nightmares about her.

I took some today. I dont know if the pics do the lot justice, but here they are:
Looking from the road to the lot. The driveway entrance is just to the left of the pic.


This is taken from about the spot where the house would be looking towards the back yard. Plenty of room for a pool, patio, yard, etc.


This is from the back/side property line. Notice the signature hole of the local golf course in the upper right of this pic.


This is from farther back in the lot looking towards the road.


Here are some pics of some other houses in the development to give you an idea of the quality/size of homes.

Last chance for a 6Speeder to get this lot!! Its getting listed on the MLS by next week. It will likely go quick since there are very few good buildable lots left around here.

Small world it is... my great grandfather Herbet Closs developed the spart/lake mohawk community in the early 1900's, I grew up there as well. Gret place to raise a family. good luck with the sale...

What's the zoning in place (i.e. how many lots are permitted to be built on this 3.15 piece of land)?

It is zoned residential and you cannot subdivide. The lots in this development run from about 1.5 to 5 acres in size.

The town of Sparta has since gone to 5 acre minimums to build now, but this development was approved and subdivided prior to that zoning change and is therefore grandfathered in. They dont want big houses on small lots here.
