Oh so very true, this is going to be an a$$ kicker to detail but it is going to look awesome. We are doing a very modern home for a client right now and it seems the more they remove for a cleaner look the more difficult it becomes!

I have a few questions
Are you going to do the grout like the rendering has on the block walls with it slightly spooging out? Could be a super cool detail if pulled off right. I have never seen a mason do it before. I can just here them saying you want me to do what?

What is the siding going to be on the upper levels?

It's called cast in place concrete. It's really cool but super pricey. Here are some pics of the process of making the wall. You'll see they make the "form" or mold first then pour from the top. Took forever but looks really cool

Notice the wood detail in the finish concrete wall really cool IMO.

The top floor will be IPE wood siding. And thanks for the compliments!

Oh should have reconized it, I have done a home with these walls only since cold temps we did 18" thick walls. we also used the wood detail in places and he hated it so we had to grind it all off. I think your detail is awesome.

IPE siding? Wow, that will look great, are you going to treat it or let it grey? We just used it on our deck and damn are the prices of it going up in the last few years.

Your right. it's doubled in the last few months. We may switch to grade A red wood. I heard IPE is a ***** to cut as well.

Yes it is, and it must be pre drilled for every screw and use stainless screws with a hex head or it will snap the screws right off. IMO it looks so good and wears so well it is worth the effort cost and effort. I can get you some nice pics later this week if you want them of our new deck.

Ipe is definitely worth the money & effort. It looks amazing as siding as well as decking material. Another good option is teak.

I still feel that with 18" walls the heating bill must be crazy!! Still very nice!

hey, if you are looking for a 3d rendering company, i have some guys that do a great job and are very reasonably priced. I think it's between $400-500 per rendering. I'm a developer myself, so i have them doing a complete 3d virtual model for one of my buildings. check it out at www.2001westrace.com. it's still under construction. i should have the 3d tour of the complete first floor units up by next week. Anyway, i don't know how to attach pictures to a pm, but if you want, i can send you some pics. let me know. also, i could not pm you since my post count is under 15. my email is dan@vpinterlink.com. Sorry about going off topic on the post....
