14 years ago when I built a hose we received a HUGE rebate from the electric company on the basis of the energy efficiency upgrades: triple pane windows, wood/clad frames, insulation, radiant barrier, high seer AC (30+ days over 100F here). I dearly wanted to do geothermal- actually a ground source heat pump- ground trenches would work. The 'rules' for the rebate REQUIRED a conventional electric AC. We went with a 14 seer, whereas a GSHP (ground source heat pump) would give a seer equivalent of 30+!! Couldn't swing the double $$ whammy of giving up the rebate and the cost of adding the GSHP.

Next place for sure.

Sorry no pics lately, we are about 3 weeks from moving in so they are not far away. We just put down garage floor finish, hardwood floors, and are final painting. Problem with pictures is we protect it all right away and I did not have time to take any.
hope to get the garage lift orderd this week!

I am inspired to build a custom home from now. I can only imagine how it feels to watch your dream home and creativity is coming a long. I want to ask, how many employees and builders are in this team to built such a project?

Main general contractor is me, there are about 18 different subcontractors that employ from 2 to 30 employees, lots of suppliers too.

Im with you at times, spent 7 years in newport and for in hawaii before returning to my native colorado. We do have 300 days of sunshine most years. This was a very tough winter though.
Problem with the beach for me is I just get so sick of crowds and traffic! If I could find a quite area I would be there in a minute. When this house is done I am going to start checking out central and south America for a second house at the beach.

This is very nice, hope you can enjoy living in it as much as planning and putting it together. The attention to detail has to be learned by experience, I guess. Many people make (minor) mistakes when building for the first time.
